Every active listing in Adelanto, Apple Valley, Helendale, Hesperia, Lucerne Valley, Oak Hills, Phelan, Pinon Hills, Victorville and Wrightwood is scored from 0 to 100 each week on five things, always relative to its own competitive set — the homes for sale in the same city at a similar price — so a $900,000 home in Oak Hills can legitimately be a better value than a $350,000 home in Victorville.

  • 35 Price vs. expected market value — how far below the value suggested by recent comparable sales, using the same valuation as our home value tool.
  • 20 Price per square foot vs. the homes it competes with in the same city and price range.
  • 15 Size, lot and amenities — how much house you get for the money: square footage, lot, garage, pool, view, bedrooms.
  • 15 Seller motivation — days on market, price reductions, back-on-market history.
